Why owners choose us when it's urgent
Large amounts usually mean long waits: valuations, credit committees, accountant letters. A property-secured loan skips most of that. We look at the property, the equity and your exit plan, not three years of financial statements.
That's how a $1.5 million loan can go from phone call to funded in about a day, even for a business with a messy tax position or a recent default.
Who it suits
- Amounts from $20,000 up to $5 million
- Owners who can't produce up-to-date financials
- ATO debts, defaults or past credit issues
- Time-critical purchases and settlements

- Get a written offerEvery cost set out clearly, often with just a desktop valuation.
- Sign and settleE-sign, we lodge the security, and funds land in as little as 24 hours.

A business purchase with a settlement date that moved forward
A Melbourne buyer's bank finance for a $900,000 business acquisition stalled a week before settlement. He owned his home with solid equity. We funded a first-ranking caveat loan the next day, settlement went through on time, and he refinanced to the bank eight weeks later.
What happens in the 24 hours
A 24-hour business loan is a property-secured loan where nothing is waiting on anything else. These are the steps, in order.
- Eligibility checkSixty seconds online. No credit enquiry, no cost.
- A call with a specialistThe amount, the property, what is owing on it, and how the loan gets repaid.
- Title search and valuationA title search takes minutes. Most metropolitan residential, commercial and industrial property can be valued from a desk.
- A written offerEvery cost set out before you sign anything.
- Electronic signingEveryone on the title signs, along with any guarantors.
- The security is lodgedIn Victoria a caveat is lodged so the money can move; everywhere else the loan settles as a registered second mortgage, or a first mortgage if the property is unencumbered.
- Funds releasedIn as little as 24 hours from the first enquiry. Our median is about 36 hours.
What turns 24 hours into 72
Almost never the lender. Nearly every slow file traces back to one of these.
- A signatory who cannot be reached. A director travelling, a co-owner who does not know yet, a trust with one contactable trustee.
- A valuation that has to be physical. Remote, rural or unusual property usually needs an inspection, which adds days rather than hours.
- A surprise on the title. Old caveats and forgotten encumbrances are resolvable, but not in an afternoon if found late.
- Information arriving in pieces. Each round trip for one more document costs hours.
- A Friday-afternoon start. Settlement runs on banking and titles-office hours.
The how fast can I get a business loan guide covers each of these in more detail, with what to do about them before you start.
Which properties fund fastest?
| Property | Valuation | Effect on speed |
|---|---|---|
| Metropolitan house, unit or townhouse | Usually a desktop valuation | Fastest |
| Metropolitan commercial or industrial | Often a desktop valuation | Fast |
| Regional town property | Desktop or a short inspection, depending on sales evidence | Can add a day |
| Rural, remote or specialised property | Physical inspection | Adds days |
| Property owned by a company or trust | No different | Fine, provided every director or trustee can sign |
Does the state make a difference?
To the paperwork, yes. To the speed, no. In Victoria a caveat is lodged first so the loan can fund, and the second mortgage is registered behind it. In every other state and territory the loan settles straight onto a registered second mortgage, which is one step instead of two and less legal cost for you. Both fund in as little as 24 hours. Caveat loan vs second mortgage explains why they are the same loan.

Frequently asked questions
How can a business loan be funded in 24 hours?
Because it's secured by property, we don't need a full financial review. We verify ownership and equity, often with a desktop valuation instead of a full one, issue the offer the same day, and settle electronically through PEXA.
Does the property have to be in the business's name?
No. It can be owned by you, a director, a related company or trust, or another guarantor who agrees to offer it as security.
What happens after the term ends?
Most clients repay from a sale, a refinance to a bank once their financials are in order, an insurance payout or incoming business revenue. We agree the exit with you up front, so the loan is set up to finish cleanly.
Can I get a 24 hour business loan without financials?
Yes. Property-secured loans are assessed on the equity and the exit, so tax returns, BAS and accountant-prepared financials are not needed, and overdue lodgements do not stop the application.
Can a 24 hour loan be used to pay the ATO?
Yes, and it is one of the most common reasons these loans are written — including garnishees and director penalty notices, where the deadline is fixed.
How much can I borrow in 24 hours?
From $20,000 to $5 million, depending on the equity in the property. Larger amounts are structured individually.
Does it cost anything to apply?
No. There's no cost to apply or check your eligibility. All costs are set out in writing in your loan offer before you sign anything.
Will checking my eligibility affect my credit score?
No. Our 60-second eligibility check doesn't make a credit enquiry. A credit check is only done later, with your consent, if you decide to proceed.
