Declined by a cash flow lender

Declined by a cash flow lender? Get urgent secured funding instead

A cash flow lender’s decline is almost always about your bank statements, not your business. If you own property, a property-secured loan from Instant Business Finance is assessed on the property and its equity instead, so short trading, uneven deposits, ATO debt or bad credit need not stop it. Up to $5m, funded in as little as 24 hours.

Short answer: A cash flow lender’s decline is almost always about your bank statements, not your business. If you own property, a property-secured loan from Instant Business Finance is assessed on the property and its equity instead, so short trading, uneven deposits, ATO debt or bad credit need not stop it. Up to $5m, funded in as little as 24 hours.

A cash-flow decline reads your bank account, not your business

Online lenders such as Prospa, Moula, Lumi, OnDeck and Bizcap mostly write unsecured loans and credit lines, and they decide largely on what your business bank account shows: turnover, how regularly money comes in, and what already goes out. That is a fast way to lend when an account looks the way their models expect.

When it does not, the answer is no, or a smaller amount, or more questions. None of that is a judgement on whether your business is any good. It simply means the one document they lend against did not fit their rules.

If Prospa declined your application, or a Moula or Lumi application stalled, the useful question is not what went wrong. It is whether there is a lender that does not need your bank statements to say yes. If you own property, there is.

Why cash-flow lenders usually say no

These are the reasons that come up again and again across the whole category, set against how a property-secured loan treats each one.

Common decline reasonWhy it matters to a cash-flow lenderOn a property-secured loan
Trading less than their minimum periodNot enough account history to readNo minimum trading period
Turnover below their thresholdThe loan is sized to depositsSized to equity, not turnover
Irregular or seasonal depositsLooks like risk in the modelNot assessed
Dishonours or overdrawn daysRead as stress on the accountNot assessed
ATO debt or a payment planRanks ahead of them, or signals strainConsidered, and often the reason for the loan
Existing daily or weekly repayment loansAnother lender already takes from the account (“stacking”)Can often be repaid from the new loan
Defaults on the credit fileUnsecured lending leans on credit historyBad credit OK

Cash takings that never reach the bankIncome they cannot see does not countNot relevant to the decision

How a property-secured loan reads the same file

A property-secured business loan starts from a different place. We look at the property you own, the equity in it, what the money is for and how the loan will be repaid. There are no bank statements to connect, no financials to supply and no valuation to wait on.

That is why most of the reasons in the table above simply drop out. A business that has traded for five weeks, a café with a lumpy winter, a builder with an ATO payment plan or an owner with an old default can all borrow against property, because none of those facts changes what the property is worth to the loan.

The property can be your home, an investment property, commercial or industrial premises, or land. In Victoria the loan usually settles as a caveat loan; in every other state and territory it settles straight onto a registered second mortgage.

If the application stalled, shrank or was declined late

Not every disappointment is a straight no. Some applications sit for days while more documents are requested. Some come back approved for less than you asked for. Some are approved, then pulled before settlement. Whatever the reason, the effect is the same: the money you were planning around is not coming when you needed it.

That is the moment to stop waiting and run a second lane alongside the first. A property-secured application can be started in 60 seconds, and our eligibility check makes no credit enquiry, so it won’t add another mark to your file while you work out which path lands first.

What to do in the next 24 hours

  1. Write down the date that mattersThe wage run, the ATO deadline, the settlement or the supplier cut-off. Everything else is planned backwards from it.
  2. Note what the decline or delay saidA reason such as “turnover”, “trading history” or “existing facilities” tells us quickly whether the property lane fixes it.
  3. Stop sending fresh applications to more cash-flow lendersEach full application can mean another credit enquiry, and a run of them reads badly to the next lender.
  4. Gather the property basicsThe address, who owns it and roughly what is owing. That is most of what we need.
  5. Do the 60-second check and take the callA lending specialist will confirm the amount, the security and the timing, usually the same day.

If you have an existing daily or weekly repayment loan, mention it. Clearing it with a property-secured loan is a common use, and our business debt consolidation page explains how that works.

When an unsecured loan is still the better fit

Cash-flow lending suits plenty of businesses. If you do not own property, have steady deposits and want a smaller amount quickly, an unsecured loan or line of credit may be exactly right, and our own unsecured business loans are assessed on cash-flow records with six months or more of trading.

The property lane is for owners who were turned down, held up or offered too little, and who have equity they can use. It is priced on your individual circumstances, at the sharpest rate available for your situation, and built for urgent amounts from $20,000 to $5m.

Frequently asked questions

Can I get a business loan after being declined by Prospa or another online lender?

Yes, if you own property. A property-secured loan is assessed on the property and its equity rather than the bank statements an online lender declined on, so the original reason often no longer applies.

Will your check add another credit enquiry to my file?

No. The 60-second eligibility check makes no credit enquiry and won’t affect your credit score. A credit check only happens later, with your consent, if you decide to go ahead.

I have only been trading a few months. Can I still borrow?

Yes, against property. There is no minimum trading period on property-secured loans. Loans without property need six months or more of trading.

Can I use the loan to repay an existing daily-repayment loan?

Often, yes. Clearing an existing facility, an ATO debt or overdue suppliers is a common purpose. Tell us what is owing on the first call.

Do I need to tell you which lender declined me?

It helps but it isn’t required. Knowing the reason for the decline tells us quickly whether a property-secured loan solves it.

Does it cost anything to apply?

No. There's no cost to apply or check your eligibility. All costs are set out in writing in your loan offer before you sign anything.

Will checking my eligibility affect my credit score?

No. Our 60-second eligibility check doesn't make a credit enquiry. A credit check is only done later, with your consent, if you decide to proceed.
