Can I get a business loan with bad credit?

Yes. Defaults, judgments, arrears and a previous bank decline do not rule you out of business finance in Australia. They rule you out of banks. Property-secured lenders assess the equity in your property and how the loan will be repaid, and some unsecured lenders publish no minimum credit score at all.

Short answer: Yes. Defaults, judgments, arrears and a previous bank decline do not rule you out of business finance in Australia. They rule you out of banks. Property-secured lenders assess the equity in your property and how the loan will be repaid, and some unsecured lenders publish no minimum credit score at all.

What bad credit actually rules out

It rules out banks, and very little else. That is worth stating plainly because most business owners who have been declined once assume the whole market has closed, and then wait months before asking anyone else.

A bank lends against your ability to service the debt out of income, so your credit file is its main predictor of whether you will pay. Fail that test and the answer is no, regardless of what you own. That is not unreasonable of them; it is simply one model of risk, and it is the wrong model for a business with assets and a temporary problem.

Private and non-bank lenders use a different model. The question becomes what secures the loan and how it gets repaid. That is why a business owner with three defaults and $400,000 of equity can get an answer that a bank would never give — not generosity, a different question.

Our lender comparison shows which of the main Australian lenders publish a minimum credit score and which explicitly accept defaults and judgements. Bizcap is the only one of the five we checked that publishes acceptance of defaults in writing; most of the others reserve their position.

What do lenders look at instead of your score?

  • Equity. On a property-secured file this does most of the work. The further total borrowing sits below the property’s value, the less your credit file matters.
  • The exit. How the loan gets repaid, and whether that is documented. A contracted payment or a settlement date carries far more weight than a clean file with no plan.
  • Whether the story makes sense. A default during a specific bad period with an explanation reads very differently from a pattern running across years.
  • What you own and who owns it. Title in a personal name, a company or a trust changes the logistics rather than the answer.
  • Whether you told them first. A file where the borrower disclosed the problem is treated differently from one where the lender found it. This is entirely within your control and it is worth more than most people think.

How to improve your chances before you apply

  1. Get your own credit file first. You are entitled to it free from each bureau. Roughly a third of the files we see contain something the owner did not know about, and some of it is wrong and can be corrected.
  2. Pay out anything small and settleable. A $900 default is worth clearing for what it signals, not for the amount.
  3. Stop applying. Every hard enquiry is visible, and a cluster of them in a short window reads as distress to everyone who looks. Check eligibility instead, which makes no enquiry.
  4. Write down your exit in one sentence. If you cannot, that is the thing to work on before the credit file.
  5. Lead with the problem. One sentence at the start of the conversation, not a discovery at 4pm on settlement day.

Start without touching your score

The eligibility check takes about 60 seconds, costs nothing and makes no credit enquiry. It tells you which loans fit before anything appears on your file, which matters more than usual if the file already has marks on it.

Does a bank decline mean anything about your business?

Very little, and the belief that it does costs Australian business owners real money every year.

Across our own loan book, 61% of borrowers had already been declined somewhere else before they got to us. It is the ordinary starting point for this kind of lending rather than a mark against anybody. A decline usually means one of three mundane things: the file did not fit a credit policy written for a different kind of borrower, the financials were not current, or the business was too young for the model being applied. None of those is a judgement on whether the business is sound.

What a decline does do is start a clock. Each application leaves a hard enquiry, and a cluster of them reads badly to the next lender who looks. If you have been declined once, the useful next step is to work out which half of the market you are actually in — property-secured or unsecured — and apply once, properly, rather than trying three more of the same kind of lender.

Frequently asked questions

How bad is too bad?

There is no score below which a property-secured application stops working, because the score is not what is being assessed. What does matter is whether there is enough equity and a credible way the loan gets repaid.

Will a default from five years ago still count against me?

Far less than a recent one, and on a property-secured file usually not at all. Explaining what happened in one sentence at the start is worth more than hoping it is not noticed.

Do you do a credit check?

Not to check eligibility. That takes about 60 seconds and makes no enquiry. A credit check only happens later, with your permission, if you decide to proceed.

Can I get finance while in a payment arrangement?

Usually yes. A current arrangement being met is a better sign than one that has already failed. Say which it is upfront.

Does bad credit mean a worse rate?

On property-secured lending it matters much less than the equity, the term and the strength of your exit. It is a factor, not the factor.

Does it cost anything to apply?

No. There's no cost to apply or check your eligibility. All costs are set out in writing in your loan offer before you sign anything.

Will checking my eligibility affect my credit score?

No. Our 60-second eligibility check doesn't make a credit enquiry. A credit check is only done later, with your consent, if you decide to proceed.
